Just put an offer in earlier today on my first property! (I'll be phoning you in the morning for a mortgage quote David!  :wink: )

A one bedroom ground floor flat in a converted Victorian townhouse.

Private entrance, private garden, off-road parking, Seperate study for my computer  :wink:

I'm trying not to get too excited, we were only meant to be window shopping!!  Cheesy

Now i need to worry about paying a bloody mortgage!!

Ahhh than this will be a big jump for you. If you had been paying rent than that money would be for the mortage. Since I own a house the rent I was paying for an apartment has only doubled. By that I mean say I paid 500 for renting and now am paying 1000 for owning. It might even be less than that in todays renting. You have to look at the long haul on owning a house. Once it is paid off, it is yours, no more mortage/rent monies.

I would rather own a house than rent. I don't like people who are a wall away from me. You hear to many things that you don't want to for next door. However a house you pretty much hear what goes on in your house.

How many square feet are you looking at?

Not sure to be honest how big it is in terms of sq ft or even sq meters.

I've always said i'll never rent anywhere, i just don't see the point of it! Even though i'm a letting agent myself!  :lol:

Waiting for the agent to phone with news of the outcome of our asking price offer.....

Everytime the phone rings in the office i'm  :shock:  and then  :x !

Why did you go with an agent when your one? Would you not save monies by doing it yourself when you have the know how?

I'm a letting agent, so deal with renting properties rather than selling them.

Plus i'm looking about 10-15 miles away from where i currently live.

I saw this flat on the market liked the look of it but it was sold, however the ground floor one has come on the market the same day. (Great because this one has a garden!)

Just worked out the sq footage approx 160 sq ft, if i worked it out right!  :wink:

That is not a very big place. It is more like a office space here in the states. I take it than it is only a one room place that would have your kitchen, living room, bedroom and anything else in it all in one one, except for the restroom area.

Nope!

Lounge, WC, Bathroom, Kitchen, Bedroom and Study area all seperate.

Perhaps i got my measurements wrong!

When i have the proper details i'l check the measurements.

Nightmare!

This house buying lark is'nt as easy as i thought!  :lol:

The vendor does'nt want to accept our offer without the property being advertised first! Even though they are marketing it at the original asking price.

We offered full asking price!

He's obviously hoping that he'll get another offer and spark a bidding war!  A!!!!

I'm tempted to tell him to poke it and withdraw our offer but it ticked all our boxes........

Scope to add value
Private Garden
Parking
Gas central heating
Space for the computer that was'nt in the bedroom or lounge

Not going any higher on the price though...

160 square feet is not that big of a place. Maybe 1600 square feet?

Sounds just like what you said. He is hoping that he will get that bidding war. You can always offer a lower price now. We did this once to a piece we were looking at. The guy ending up not selling and eating what they were trying to do.

It might be worth just waiting and see what does happen. Maybe you might get it at a lower price.

If what you offered is what you can pay than don't go any higher.  :cry:
